How Do I Get A License To Sell Real Estate Internationally?


I’d like to sell real estate in Europe, the caribbean or south america. Where can I get certfied to do that?

    first you have to be in the real estate business HERE. there is so much to learn by doing! the tests mean nothing except memorization of silly things like how many feet are in a city block!
    second you must know how to speak the native tongue and especially the political climate of the country.
    third, let’s say that you liked venezuela. do you know what the culture is like? do you know the average income of a family and what they pay out for taxes, housing, utilities, etc., like anything you yourself buy. (that country is so poor and being overtaken by a dictator, which does happen in south america a lot–study history!)
    you have to ask yourself why you want to sell real estate in parts of the world other than the usa. if you think it’s easier, think again. in paris, france, as well as in most of france, the land and buildings on it just do not get sold. they are passed down through the generations.
    what do you want to sell, where? are you qualified to sell commerical parcels, land parcels for development (of what and why would customers consider them)? what about houses? how is title held to them? how is the deed granted to the purchaser or is there no deed? sure, you can purchase property in mexico fee simple (you must know what that means, which is why i stress getting your education and feet wet HERE), but that is not the normal routine there. normally, for example, foreigners would take property on a 99-year lease. that is called a leasehold estate. does that estate pass down to their heirs once they die? do you know that for sure? what if the government changes substantially? what if there is a revolt?
    do you have the money to travel all over the world to literally SEE how the people live? where will you get your demographics from?
    the issue is not how you get certified or licensed; it is more about who you KNOW. i know, because i know THEM. but that has taken me years and years of work as well as a few falling down on my face’s. sometimes i didn’t get paid, and i am talking BIG MONEY here.
    you first need to know what a deal is, how you put it together, how you play it, who your players are, why they are players, and how qualified they are to do deals. do THEY know where they want to buy?
    certification: that depends on where you sell/develop. developers don’t need certification unless they are builders or architects or surveyors, et al. you must know the LAWS governing real estate transfer and all the doo-dads that go along with that, wherever you sell/develop.
    then ask yourself, does this geographical location really make sense? why does it make sense? sometimes you have put out a lot of time and effort for nothing, because you didn’t ask the fundamental questions up front.
