I’m planning to sell my home. I’m planning to work with a real estate agent that was referred to me through the internet, who will get a 6% commission upon sale of my home. I want to know if this is a normal rate or is it too high?

I am looking to purchase a home from an estate of a person who was a PA medicaid recipient. I assume that the state will have interest in the estate so what should I expect to happen? This home is in a good location but it needs alot of work such as foundation, electrical etc. How do they determine a price for this home and will the price lower because of all the repairs it needs?
